Beachscape Kin Ha Villas & Suites: Family-Friendly Villas on Cancún’s Best Beach

Our stay at Beachscape Kin Ha Villas & Suits in Cancun completely changed how we experienced the city. After a couple of rough nights elsewhere, we arrived at this property and immediately felt at home.


One of the absolute highlights is the beach. It's considered one of the best in Cancun because it has no waves and no seaweed—calm, turquoise waters that are perfect for families, older travelers, or anyone who just wants a stress-free swim. Another unique detail is the sand: unlike many other beaches in the area where sand has been replaced after hurricanes, here it's still the original, natural sand—soft, fluffy, and beautiful.

The location is also excellent. It's walking distance to Cancun's center, including popular spots like Coco Bongo, as well as many restaurants and shops.

What makes this property especially different is that it's one of only five hotels in the Cancun Hotel Zone that isn't all-inclusive. Instead, it's offered on a bed-and-breakfast basis, and every room has a full kitchen. For travelers who prefer to explore local restaurants, or those like us who enjoy cooking their own meals (both for convenience and budget), this is a huge plus.

The rooms are spacious, with balconies or terraces, and feel really open and comfortable. Families in particular will love the flexibility here: you can book a one-bedroom suite that connects with standard rooms to create a villa for up to 12 people.

During our stay, we loved the suite—it had everything we needed, and the kitchen made such a difference. The staff was incredibly friendly and helpful; we genuinely enjoyed spending time with them. We also took full advantage of the pool and the amazing beachfront, waking up early one morning to swim as the sun came up over the ocean.

Breakfast was another highlight. Everything was fresh, with someone preparing quesadillas to order, alongside plenty of other options. As someone who eats gluten-free, I appreciated that there were lots of choices for me too.

Overall, we had an amazing two-night stay. Between the beach, the location, the rooms, the food, and the warm hospitality, this hotel made our Cancun experience so much better.
